My reasoning was since in most of the state/central govt. offices runs on something, you can't marry or have a child or car because of that reason.

Apply the same logic to buying flat/land.

I fully agree with you that marriage, owning a car and so on are all personal issues. So is buying of land/flat.

I am not also that comfortable with land deals ...... I feel that one can be easily cheated since cross checking is impossible of land records ... in july 2007 I lost about 1.5 L as advance that I had given for land deal. Since after giving bayana I had 35 days to make the final payment. I had seen the land, cross checked the papers etc with tahsildar / court record officer but just 10 days before deadline for final payment when I went with architect for showing him the plot, I saw all  houses around were broken and there was police force staying in tent there.
 
On enquring came to know that demolition drive is on and the land beloned to DDA and is part of a green belt zone around Delhi. Many residents who were staying there from about 10 to 15 years were also unaware of this fact. Now even the property dealers office / house is broken and he says he can not repay. Police say this is a court matter, I should file complaint and take to court.
 
Only then since around August 2007 I have started investing in market.
 
Today at my new brokerage house there was a person who said that I should join some wealth management firm and let them handle all my investment decisions and only on the profit there is sharing plan. Is this beneficial. The way he showed presentation I was impressed. I will mail more on that in my link "Gopal portfolio"

Gopalji, sorry to know about the loss.

I have mentioned this in another thread where I had mentioned:"IN ANY INVESTMENTS WHETHER STOCKS OR LAND/APTS OR MUTUAL FUNDS, ETC. BASIC PRINCIPLES OF INVESTING REMAIN THE SAME"

Eventhough I am into real estate, I am fully with TEDDIES regarding liquidity part of the investment, nothing can beat Shares.

Other than that, if you take care of basic principles, I feel it should not be a problem. Depending on the risk you have taken, returns also will increase.

Imagine how many have lost their entire life earnings within 48 hours on 21st and 22nd of January.

So in any investments, when you cross a limit, you have to face the music.

By the by, regarding PMS, no need to goto anyone. Just log into TED, you will get better returns than what they can give with no cost.

I am sad to see this kind of stuff happening even in today's age in INDIA. And FM keeps shouting of India being a great story and other greats on TV saying a "great domestic consumption story". How can domestic consumption happen truly, until & unless the very fabric of that domestic consumption exists: TRUST. Basic trust has to be "taking for granted" stuff. The govt. should have made arrangements to retrieve the money of the "genuine buyers" and also to inform them of what processes to follow! Shame Shame!
