Thanks for that info. Reetesh. I wonder why all these news on TV and newspapers of real-estate demand being more than supply, at least in forseable future. Anyway, thanks for the input.

Reetesh & Om shivaya : One flat does not make an index. Could be several reasons.
Now listen to this. Totally unrelated and unconnected.In the Girish Park area of kolkata there is a building that remains unoccupied for years (decades) people say there is ghost in that and while buildings in the nearby place are sold at Rs 4000 per square feet this one goes unoccupied and the owner wants to sell it at 40%. People say (though I do not believe) that if any one sleeps on the roof top his clothes are taken off at night....) SO this building not being sold does not mean that CL:SA is wrong in Kolkata just one isolated instance. Similarily one flat cannot be made as an index for the whole nation or for that matter one locality or maybe a city also.

Crish Wood is bullish on Calcutta real estate market because of price differential that lies beween cities like Bombay,Delhi,Bangalore vis-e-vis Calcutta. This is the single biggest factor, apart from this there nothing and there will be nothing. I am seeing this difference from last year and half asking people whom I know buy if you want to buy some real estate in Calcutta.
One flat in does not make an Index, agree. But I am constantly talking to 25 to 30 real estate agent for past 3 to 4 months they tell what happening here, how many deals they are doing and let me tell you this is Sobha Flat , people in Bangalore or who are looking to buy in Bangalore prefer to buy it from "Sobha" and flat is in one of up coming location much better than Kolkata`s Rajarhat... This might well be a single problem, but?

Thanks for that input too Basant ji. RJ mentioned on Mahurat Trading show on CNBC that demand for houses will far exceed supply in next couple of years...even more than 2day. Good to have conflicting views.

I have experienced a real life ghost wandering around in dealing rooms... woh toh din-dahade (9:55 to 3:30) Mungerilal ke kapde utar deta hain!!!

I don't know about Bangalore and Kolkata,
But real estate prices are touching the roof in Mumbai.
Yesterday a small house in a small plot of land in Napean Sea Road was
sold for 300 crores. Residential flats in suburbs of Mumbai which are more than 40 kms from VT station are sold for more than Rs 4000/- per square feet. That too super built up. The very next flat of my house in a not sophisticated locality (24 km km from VT) which is hardly 400 sft floor area, and for long is lying like that and in a dilapidates state was sold for 28 lacs. The buyer will have to spend another 5 lacs at least to make it habitable.
Of course it is difficult to sell a old flat. Real estate price mainly mean the price of vaccant land. But the real estate prices are now only going upward, and its a fact.
